Understanding The Two Types Of Appraisals

Appraisals can be divided into two types, On-Site and Desktop.

Physical Inspection With An On-Site Appraisal

The benefit of an On-Site appraisal is that the appraiser who inspects the assets has the benefit of:
  • Physically inspecting the assets.
  • Documenting that the assets do exist, including photographs.
  • Collecting pertinent information that is complete and accurate.
  • Making a determination that the assets are properly maintained and/or in good working order.
  • Confirming that the assets are being used in accordance to their original design or have been modified.
  • Interviewing maintenance personnel and or management regarding the assets.

No Physical Inspection With A Desktop Appraisal

A "Desktop Appraisal" refers to the fact that the appraiser did not make a physical inspection of the assets in question.

Assumptions

In a desktop appraisal, the appraiser relies solely on the information provided by the client. The appraiser is forced to assume that the information is correct and is an accurate representation of the assets.

And More Assumptions

The appraiser also has to assume that the assets are:
  • At the location indicated.
  • Properly maintained in good working order.
  • Being used according with their original design.

Reasons For A Desktop Appraisal

There are reasons when an inspection of the assets is not done:
  • The asset isn't available for inspection. For example, a delivery truck is out on the road at the time of the inspection.
  • Assets are in a remote location and access is not available.

Valid Uses For A Desktop Appraisal

There are times when a Desktop appraisal is useful:
  • Address general questions relative to the potential value of the assets.
  • To determine if a full scope, On-Site inspection should be performed.

Worst Case Scenario

Our recommendation is that a Desktop Appraisal should not be used as the sole basis for making sound business decisions. Why? Because in a worse case situation, the appraiser has to assume that the assets only exist on paper.
